Rent-to-Rent Basics

Rent-to-rent (R2R) is a strategy where you rent a property from a landlord and then let it out — often at a higher income — by improving how the property is used or managed.

How rent-to-rent works

1. You agree terms with a landlord to rent their property (often on a longer lease).
2. You take responsibility for managing and letting the property.
3. You generate income from tenants — for example through a single let, HMO, or serviced accommodation.
4. The difference between what you pay the landlord and what you receive from tenants is your margin.
